Waterford Oaks Neighborhood Assn. holiday party
    December , 2006

The signs at our neighborhood entrances invited everyone to the neighborhood assn. party on December 15 at Waterford Oaks Elementary cafeteria. There was great food, provided by the assn., a chance to meet new neighbors and visit with old friends. To everyone's delight even Santa showed up. Many thanks to the Walkers and others who helped make the party a success.

Board seeks input about east entrance landscaping
    November , 2006

Your Waterford Oaks PID board wants to hear from neighbors about entrance structure(s) and landscaping they would like to see at the east entrance. The board is making plans to assume maintenance for public areas in the east section as soon as the developer/builder closes out operations in the neighborhood.
Funds are being set aside and the board wants input from neighbors. "We really want to hear from those who live near or drive through the east entrance regularly," said WOPID VP Corky Brown.

Christmas lights expanding
    November , 2006

Early in December we expect to see holiday lights go up at all entrances to our neighborhood. The expansion of landscaping on Joe Wilson has enabled us to extend electricity for lights at all Joe Wilson entrances to our neighborhood.

Improvements continue at the pond
    November , 2006

The Parks Department has completed irrigation installation along the northwest side of our pond. If our drought doesn't extend throughout the winter we can expect a much greener, lusher park next spring and summer.
The Parks Department people continue to do an excellent job of maintaining our park. And many of our neighbors are enjoying this beautiful open space for walking, relaxing, meeting friends and fishing.

Landscaping along Joe Wilson Road
    October , 2006

Softening the severe hardscape of concrete and brick along the western border of our neighborhood has been completed with the removal of concrete and installation of shrubs and crepe myrtles. Along with the plantings the improvements include irrigation and electrical service to illuminate the Waterford Oaks panels on the wing walls at the northwest corner. After some growing time the landscaping north of Calvert will match the existing plants to the south.

Board of Directors elections results
    October , 2006

No Waterford Oaks residents stepped forward to serve on the Public Improvement District Board so no election was held. Board members with expiring terms indicated their interest and were sworn in for new terms by City Secretary Frankie Lee at the September WOPID board meeting.

September is election month for the Cedar Hill Public Improvement District No. 2, also known as the Waterford Oaks PID.

The Waterford Oaks PID has accomplished a great deal since it’s inception December 10, 2002, including –

A new entry monument & fountain at Beltline Entry

An attractive, long-lasting fence along the Calvert Entry

Participation with the city, CHISD and Wildwood Development to
build a bridge to Bessie Coleman M.S.

New native trees along Waterford Oaks Drive to replace the aging Bradford Pears

Irrigation, new landscaping, and seasonal flowers at main entries.

Christmas lights at all main entries in December.

The PID Board is looking for dedicated people who want to make a difference and be a part of making our neighborhood a beautiful and desirable place to live. Lane closing on Joe Wilson Road
    August 15 , 2006

Due to the WOPID landscaping project starting on Joe Wilson, north of Calvert, the right-hand northbound lane of Joe Wilson Road will be closed during working hours for several days between now and the end of August.

    July 28 , 2006

Bids have been approved by your Waterford Oaks PID board to remove existing concrete between the sidewalk and the wall, install irrigation lines and plant landscaping to match the area south of Calvert. Concrete work should start soon; planting will probably be delayed until watering restrictions are ended by the city.

The Joe Wilson Road/Calvert entrance area probably has the most traffic of our neighborhood's entrances. Not only do many neighbors enter via this entrance, probably thousands of cars travel down Joe Wilson Road daily. Initiating this project reflects the PID board's responsibility to improve public areas which help make our properties more attractive.


Let's keep an eye on the pipeline right-of-way
    July 28 , 2006

After urgent requests by your PID board President, the city of Cedar Hill has encouraged Oncor to mow and begin maintaining their right-of-way behind homes on the north end of Calvert Dr. This area has been mowed and crews were recently seen trimming some volunteer trees that had sprouted in this open area.

We need everyone's help to make sure this area does not become a dumping ground for tree trimmings, grass clippings or worse. Keeping the area mowed and trimmed will make it less attractive for varmints too.

And a hearty "Thanks" to those homeowners on Calvert who have been mowing the right-of-way areas behind their fences.

Some have suggested adding a gravel walking path through this green belt. The WOPID board would like to hear ideas from other neighbors.

 


Park improvements continue:
    July 28 , 2006

If you've been to Waterford Oaks Park lately you've probably seen our beautiful new gazebo at the south end of the park on Waterford Oaks Drive. The metal gazebo, nestled among mature trees, has a tan metal roof over a forest green structure and benches.

The gazebo is part of the improvements being made to the park by the city of Cedar Hill. It is adjacent to a charcoal grill and picnic table.

Clifton Felts of the Parks Department said the city plans to install irrigation lines on the northwest side of the pond and repair existing lines on the southeast side. Once those are in place and temperatures drop (and the drought ends) the Parks Dept. intends to add additional native trees to the park.

Your Waterford Oaks PID has budgeted funds to add even more trees and a number of boulders at several points near the waterline to provide even more shade and places to sit near the pond.

More pond/park improvements starting:
    February 17, 2006

Clifton Felts of the Cedar Hill Parks Department said the next step will be replacing the sidewalks crushed by heavy equipment during the dredging operation. Crews started cutting out the damaged sections in mid-February. Once the sidewalks are finished, the city will install new lighting and irrigation for the west bank. Repairs will be made to lights and the existing irrigation system on the east side.

Recently-resolved property ownership issues have cleared the way for the Parks department to begin working on these improvements.

A new, larger steel gazebo has been ordered and should be installed this Spring.
Felts said additional shade trees and benches will be added, limited only by the budget. If it is possible, the pond will be stocked with fish. He said the Parks Department has made this project a priority so neighbors will be able to use the pond as soon as possible this spring.


Pond improvement, Phase 1:
    August 28, 2006

With a narrow trench opened by a backhoe, the Waterford Oaks pond began a 2-day draining process in August that was the first step in a 3-week dredging operation that cleaned out dozens of large truckloads of sediment that had substantially filled the pond 

Funded and executed by Wildwood Development, the dredging operation took longer than expected and went well over the original $20,000 budget because of the large volume of sediment, according to Rodney Holloman of Wildwood.
As the bulldozers reached the original depth of the pond they carefully packed down a layer of dense clay that helps prevent pond water from seeping into the soil.

The healthy pond is the first step in improvements to the pond area. The city has set aside $70,000 for improvements in the park for 2006.


Bridge to Middle School Opens:
    November 29, 2006

On November 29 the bridge crossing the Creek between Waterford Oaks Elementary and Bessie Coleman Middle School was opened with a ribbon cutting, live music and a surprisingly large turnout despite the chilly weather. The new bridge offers students a short and safe path from the the Waterford Oaks neighborhood to the new school.

A 40-member choir and saxophone ensemble of middle school students performed during the ceremony and CHISD Superintendent Dr. Jim Gibson hosted distinguished guests including BCMS principal Russell Livingston and representatives from organizations who had a part in getting the bridge and the adjoining paved walkway built. The bridge was a joint project funded by CHISD, the city of Cedar Hill, Wildwood Development and the Waterford Oaks PID. 

The idea for the bridge came from Tom Gaubert of Wildwood Development. The Waterford Oaks PID pledged the first $2,000 toward the estimated $60,000 construction cost and spearheaded the process of getting City Council and CHISD Board of Trustees approval for approximately two-thirds of the funding. The rest of the expense was covered by Wildwood which also supervised construction.

Without the bridge, students from the Waterford Oaks neighborhood would have to walk along busy Joe Wilson Road or Duncanville Road and Pleasant Run which do not have sidewalks, and it would be a substantially longer distance. 

The concrete-surfaced trestle bridge was recently retired from state highway use in Central Texas. A nearly identical bridge was installed on the Northwood University campus in 2004.
